The apartment uses a central gas boiler supplying hot water 24/7, always available and more stable and constant than a home water heater, with no risk of electric leakage. With normal daily use, monthly hot water costs around RMB 100, varying with individual usage habits.
Move-out must be notified to the housekeeper one month in advance. Provided the unit and its facilities are undamaged and all fees are settled, the deposit is refunded in full. If you end an annual lease early, rent is recalculated based on the actual length of stay, and you pay the difference between the actual-term rent and the original discounted annual rate.
The apartment has dedicated maintenance staff. For non-human-caused faults, you can submit a repair request and receive free on-site maintenance.
There is no parking lot inside the apartment. A commercial building 200 m across from the project offers fixed underground parking spaces at RMB 1,000/month, and we can assist with the parking paperwork.
Small pets under 10 kg are allowed; pets over 10 kg are not permitted. Residents must comply with the apartment's pet management rules, and a RMB 300 move-out cleaning fee applies for keeping pets.
Invoices can be issued for rent and utilities. We support both individual contracts and corporate lease agreements.
The apartment has 24-hour security with facial-recognition entry for the building. Units have solid walls and sound-insulated windows for a quiet living environment.
This apartment is government-supported rental housing. To move in, you must provide proof of legal employment in Shanghai and must not own property within Shanghai's Inner Ring under your name. The apartment is eligible for Shanghai's New Youth housing subsidy and talent-station talent subsidy; qualifying tenants may apply, subject to final government approval.
